Three Things That Move Your Sale Price
SELLING WITH A PLAN
What This Video Covers
In this short video, Anita explains why a successful sale takes more than putting a home on the market.- Price: Start with current local evidence, not an online guess.
- Presentation: Prepare the home buyers will actually see—in person and online.
- Marketing and negotiation: Create qualified attention, then protect your terms through closing.
Those same three priorities shape the practical steps below.
See Our Full Selling PlanThree things move a sale price in Temecula and Murrieta, and you control all of them: what you ask, what buyers walk into, and how many of the right buyers ever see the listing. Get those three right and the market does most of the rest.
Tip 1: Price it against real market evidence
Price is the biggest lever you have. Set it above what comparable homes are actually closing for and the listing sits, showings slow down, buyers start assuming something is wrong with it, and the eventual sale price is often lower than if it had been priced correctly on day one. Set it too low and you leave money on the table.
We build a listing price from recent closed sales near you, what is competing with you right now, how long those homes are taking to sell, and the specific condition, size and location of your home. Then we test it against real buyer response in the first two weeks and adjust while it still matters. If you want a starting number today, begin with a home valuation.
Tip 2: Prepare the home buyers actually see
Most buyers meet your home on a phone screen before they ever stand in it. Clean, decluttered, well lit and photographed properly, a home reads as cared for. The same home shot badly reads as a project.
We walk the property with you and say plainly which repairs and updates are likely to come back to you at closing and which are not worth doing. We do not provide staging in house, but we will help you prepare the home and can recommend vendors if you want them.
Every listing then gets professional photography, a 3D virtual tour and video, because the listing has to hold attention before it can earn a showing.
Tip 3: Market it where buyers are actually looking
A listing that only appears on the MLS reaches the buyers who are already searching. Some of the best buyers are not searching yet.
- Targeted Facebook and Instagram advertising aimed at likely buyers for your home.
- Video tours and walkthroughs on TikTok, YouTube and Instagram Reels.
- Email marketing to our database and promotion through local agent networks.
More qualified views means more competition, and competition is what protects your price. You can see the full picture of how we list and sell homes in the Temecula Valley.
And then the part sellers underestimate: negotiation
Once offers arrive the work shifts to terms. Price, closing timeline, contingencies, repair requests and appraisal gaps all move what you actually net. That is where a transaction is won or lost, so we stay close to every detail through to closing.

SELLER FAQ
Common Questions From Home Sellers
These answers are a starting point. Your home, your timing and your local competition will shape the right plan.
How long does it take to sell a home in Temecula or Murrieta?
It depends on price, condition, location, how much competing inventory is on the market, and how active buyers are at that moment. A well priced, well presented home in a sought after neighborhood generally sells faster than one that needs work or is priced above recent comparable sales. Rather than quote a single timeline, we give you a realistic range for your specific home and update it as the market moves.
Should I make repairs before listing my home?
Some, usually not all. Repairs that address safety, obvious deferred maintenance, or anything a buyer’s inspector is likely to flag tend to be worth doing. Large discretionary remodels often do not return what they cost. We walk the home with you and tell you which items are likely to pay for themselves and which are not.
How much does it cost to sell my home?
Typical seller costs include real estate commissions, escrow and title fees, any county or city transfer taxes that apply, any repairs or credits you agree to, and the payoff of your existing loan. We give you a written estimate of your net proceeds before you list, and we update it once you have an offer in hand, so there are no surprises at closing.
Do I need to stage my home?
Not always. Staging tends to help most in vacant homes and in homes where the layout is hard to read. We do not provide staging in house, but we will tell you whether we think it is worth the cost for your property, help you prepare the home yourself, and recommend vendors if you want them.
When is the best time to sell my home?
Spring and early summer usually bring the most buyer activity in the Temecula Valley, but well priced homes sell in every season, and there is often less competing inventory in fall and winter. The more useful question is when the move works for you. We can then position the listing for the conditions at that time.
