Here’s where things stand across the Temecula Valley this summer, plus what it means if you’re thinking about buying or selling in the next few months.
Temecula: Prices Cooling Slightly, Homes Still Move Fast
Temecula’s median home value sits at $769,756, down about 1.6% from a year ago — a modest cooling after several years of steep appreciation. Homes are still moving quickly, with a median of just 15 days to pending. Inventory has grown to 431 active listings, giving buyers more to choose from than they’ve had in recent years.
The list-to-sale dynamic is telling: 35.4% of homes sold over asking, while 49.9% sold under list price — a sign the market has shifted toward more balanced negotiating power. Well-priced, move-in-ready homes are still attracting competition; overpriced listings are sitting and getting price cuts.
Murrieta: A Genuinely Balanced Market
Murrieta’s median sale price is $686,900 as of July 2026. Homes are moving faster than they were a year ago — averaging 66 days on market, down from 73 days last July — and sales volume is up slightly year-over-year (668 homes sold in July 2026 vs. 662 the year before).
This reads as a textbook “balanced market”: homes are still selling steadily, days on market are trending down (a sign of healthy buyer demand), and neither buyers nor sellers have a strong upper hand. Single-family homes continue to make up the bulk of activity in the city.
Mortgage Rates: Highest in Over a Year
Rates have ticked up recently, with the 30-year fixed now around 6.62–6.69% — the highest level since mid-2025. The move is tied to rising government bond yields as investors watch the Federal Reserve’s inflation fight closely. Fifteen-year fixed rates are running around 6.03%.
The good news: rates haven’t wiped out affordability gains from softer prices, and there are signs (lower oil prices easing yields) that this rate spike may not stick around.

If you’re selling: Pricing accurately from day one matters more than ever. Homes priced right for today’s market are still selling in about two weeks in Temecula; overpriced listings are sitting and eventually chasing the market down.
If you’re buying: You have more inventory and more negotiating leverage than buyers had a year or two ago — especially in Temecula, where roughly half of recent sales closed under asking. Higher rates make getting pre-approved and understanding your real monthly payment even more important before you start touring homes.
