What to Know Before You Buy in a Hemet 55+ Community

Age-restricted communities in Hemet vary far more than they look from the street. Three things decide what you are actually buying.

Where the communities are

Seven Hills is the largest and best known, built around its golf course on the west side of town. Sierra Dawn Estates, Colonial Country Club and Echo Hills Estates sit closer to central and east Hemet. Each has a different mix of housing, amenities and monthly cost.

Owned land or leased land

Several Hemet 55+ communities are land-lease parks, so you buy the home but rent the space it sits on. That changes your monthly cost, your financing options and how the home resells. We confirm which applies before you write an offer.

How the age rule works

Most communities require at least one occupant to be 55 or older and limit younger residents. The exact rule lives in the CC&Rs or the park rules, not in the listing summary, so we read the governing documents with you.

That rule is set in the community CC&Rs or park rules, not by the MLS, so we read the governing documents for the specific community you are considering rather than relying on the listing summary.

A meaningful share of them are. Communities such as Colonial Country Club and Echo Hills Estates are land-lease, which means you own the home and pay monthly space rent for the lot it sits on. Others, including much of Seven Hills, are conventional homes on land you own. It changes your financing options and your monthly cost, so it is the first thing we check on any address you send us.

It depends on the community. An HOA in a fee-simple neighborhood typically covers common areas and recreation facilities. In a land-lease community, space rent covers the lot and usually the amenities, and it can be adjusted over time under the terms of the lease. We will get you the current figure and what it includes before you commit to anything.

Hemet generally prices well below Temecula and Murrieta, which is a large part of why its active adult communities are popular. Whether that trade is right for you depends on commute, healthcare access and how you want to spend your time. We are happy to walk through it honestly rather than just point at the price difference.
