Two Collections, Different Homes

Sage, on Percheron Place, and Pine, on Clydesdale Pass, are separate collections within the same community. They differ in size and price, so “Elderberry Park” on its own is not enough detail when you are comparing homes.

Elderberry Park sits inside Community Facilities District No. 25-01, which the City of Temecula formed in October 2025. Homes here carry a special tax on top of regular property taxes. The City’s formation documents set the maximum authorized amounts — a ceiling, not a bill. The main component, Special Tax A, is capped at roughly $5,100 to $5,595 per home per year depending on the home’s square footage, and it is authorized through fiscal year 2066-67. Two smaller components are capped at $785 and $926.27 for fiscal year 2025-26 and are scheduled to escalate about 5.6% each year beginning July 1, 2026. What any individual owner actually pays is the amount levied on that property’s tax bill for that year, which can be lower than the maximum. Before you write an offer, ask for the tax bill or the builder’s tax disclosure for the specific lot — that is the number that matters, and we will read it with you.
There are two figures and they are not the same thing. The plans the City of Temecula approved for Elderberry Park run roughly 1,993 to 3,252 square feet across six floor plans. Separately, the Elderberry Park homes currently listed on the MLS run roughly 1,994 to 3,334 square feet. The approved-plan range describes what can be built; the MLS range describes what is actually for sale right now, and it changes as homes are released and sold.
Sage and Pine are the two home collections within Elderberry Park. Sage homes front Percheron Place; Pine homes front Clydesdale Pass. They differ in size and price point, so when you are comparing listings it is worth knowing which collection a home belongs to rather than treating the whole community as one product.
Elderberry Park is within the Temecula Valley Unified School District. School assignments are set by the district and can change, so confirm the current assignment for a specific address directly with TVUSD before you rely on it.
You are not required to have one, but the sales staff at the model complex represent the builder. Having your own representation costs you nothing additional and gives you someone reviewing the purchase contract, the addenda, and the incentive terms on your behalf. The one rule that matters: register your agent on your first visit. Most builders will not add representation after you have toured on your own.
