What Affects Your Actual Monthly Payment

The calculator estimates principal and interest, but your total monthly housing payment may also include property taxes, homeowners insurance, HOA dues, Mello-Roos and mortgage insurance. Your loan amount, interest rate and loan program can also change the final number.

Property taxes

In California, property taxes are generally based on the assessed value of the home and are commonly collected monthly along with your mortgage payment. They can add a meaningful amount to your total housing payment.

Homeowners insurance

Mortgage lenders generally require homeowners insurance. What it costs depends on the home, its age, its construction and its location — and homes near higher fire-risk areas can price well above average.

HOA dues and Mello-Roos

Many neighborhoods in Temecula, Murrieta, Menifee, Winchester and Wildomar carry HOA dues, a Mello-Roos special tax district, or both. Neither appears in the calculator, and both are real monthly money.

Mortgage insurance

Certain financing scenarios may require private mortgage insurance or a mortgage insurance premium, which is added to the monthly payment. Whether it applies depends on the loan program, the down payment and other loan details.
