THANK GOD! FINALLY CLOSED THIS ESCROW This was the most challenging transaction I have been a part of in my nine years as a Real Estate Professional, as well as my wife Anita’s most challenging deal in her three years as a Realtor. The short story goes like this. Our client chose a lender outside of our preferred lenders, and at first, the lender seemed fine, but fast forward towards the end of the transaction and many escrow extensions. This file went about a month over the original close date as the buyer’s lender had to change the loan type THREE TIMES, then hits our buyer with an astronomical amount of money needed to close this file, and please keep in mind this started as a DPA/Down Payment Assistance program, so we had to kick in a reasonably large portion of our commission due to this lenders mistakes, in order for our clients to not lose out on this home, as well as they were at risk of losing money for the home inspection, appraisal, and deposit and since the lender advised our client that it was safe to remove loan contingencies the buyer’s deposit was now also at risk. But despite all of the craziness from this buyer’s chosen lender we were still able to get this escrow to close, by staying on top of the lender and working closely with the listing agent by providing daily updates even though the lender’s communication was non-existant. I can guarantee you that not many Realtors could have pulled this off, so I have to give a huge congratulations to my wife Anita, for her excellent communication and always keeping her cool throughout this transaction. As for me, I was able to yell at a few people and help push this along in my own ways 😂, which I hate to do, but this was beyond ridiculous. I apologize for this long post, but please note that this is the short version of this ordeal. The moral of the story is WHO YOU WORK WITH MATTERS, so working with the Marchena Home Team is step one, and working with our preferred lenders and allowing us to utilize our proven team members to get the job done is step two.
