So, what is Title Insurance? Title insurance is a type of indemnity insurance designed to protect the policyholder from financial losses due to defects in a property’s title. The most common form is lender’s title insurance, where the buyer covers this policy to protect the lender.
What About Owner’s Title Insurance? While lender’s title insurance protects the bank’s investment, owner’s title insurance protects you, the buyer, for as long as you or your heirs own the home. It covers legal fees and losses if a covered title issue — like a forged signature, undisclosed heir, or old lien — surfaces after closing. It is a one-time cost paid at closing, and most escrow companies, including Ticor Title, can walk you through exactly what it covers before you sign.
Where Does Escrow Fit In? Escrow is the neutral third party that holds funds, documents, and instructions during a sale and only releases them once every condition both buyer and seller agreed to has been met. Your escrow officer coordinates with your lender, your real estate agent, and the title company so everything — loan documents, inspection contingencies, payoff of the seller’s existing loan, prorated taxes and HOA dues — lines up before closing day. A smooth escrow is a big part of why a transaction closes on time.
